Q / Can we have a US King size bed in the 3rd
Bedroom?
A/ On Request We are pleased to offer you a huge US King size Bed in our 3rd Bedroom.
our management will convert our Twin bedroom into a King
Bedroom
with a 6ft 6inc wide bed
This giving you a home with 3 king Bedrooms
along with Cable
TV, DVD/CD.
There is a $15 charge for this
service

if I have a problem with the villa ?
A /
We are extremely lucky to have a Management
company team that Nothing is to much trouble for them so you will find your vacation/holiday home
in tip-top condition. they will inspect the house to make sure all is correctly laid out for you.
We give you a 24 hours 7 days a week contact phone number hem any time.
Q / Is there
Tax charged on our villa rental ?
A/ Yes
Tax is levied on all Vacation / holiday villa booking of
( Florida's 7% Sales Tax and 5%
Tourist Tax )
Q / Who looks
after the swimming Pool ?
A/ The pool is maintained by Rocco and Tom our
licensed Pool Management Company they check and clean the pool weekly.
Q / How is the swimming pool heated ?
A/ The swimming
Pool is heated using the latest Electric Heat Pump technology
this method of heating is
far more efficient and superior to solar pool heating
The heat pump is set to keep the pool at a
steady
temperature.
Q / Who
looks after the Hot tub
A/ The Hot
tub is maintained and is by Rocco and Tom our licensed pool managing company
they check and clean the Hot tub weekly.
Q / Can I book the villa closer to
our arrival date ?
A/ Sunset Dream villa
is extremely popular and books up well in advance
as our rental rate is extremely competitive and offers incredible value
for such a high standard of accommodation. to
avoid disappointment
we recommend you make your reservation well in advance.
This can be done by filing in
our on-line booking form and a US $300 UK £200 this per week Booking
deposit this will
securer your dates for you.
Q / Are towels and
bed linen provided ?
A/ You will get a fully equipped vacation home so you do not
have to think about packing things like towels bed linen or a hair dryer.
We even have a free laundry in the villa so you do not have to worry about
washing that favourite outfit. You just pop it in the washing machine. We also
have a dryer so in no time you will have that dress ready to wear. We also supply
an iron.
Q / Do you have pool towels in the villa
?
A/ yes we do provide lots of pool towels.
Q / Is sunset dream villa
self catering ?
A/ Yes, the villa is self catering, however, (I have placed
an honesty shelf )in the villa were I have personal placed lots of supplies to help our
guest to get started so they do not have to rush out to the shops on their
first day. All I ask is for you to please replace what you use so the
next guest has the same privilege.

A/ Yes we are
happy to offer you wire less internet access along with a Laptop at no extra

Q / Do you have a TV in all the
bedrooms ?
A/ Yes we have a TV and a DVD/CD in all the
bedrooms.
Q / What are the size of the beds
?
A/ Our two Master bedrooms both have US King size beds which
are 6ft 6 in wide.
The 3rd bedroom has twin beds.

A/ Yes we have 5 Tennis rackets,
4 fishing
rods, 4 Bikes and 2 sets of golf clubs.
Q / Do you have a Play-station ?
A/ Yes we do have a PS2 we also have a large TV in the air-conditioned
games room for the PS2 so not to tie up the TV viewing in the family room
Q / Does
the pool and pool deck get plenty of Sun all day ?
A/ Yes we get the sun all day as the pool and the pool deck is very well situated to get the best out
of the FL Sun this is very important to us and our guest No one want to spend there holiday in the
shade
When we were buying our dream home we turned
down a lots of beautiful villas because the pool aria did not
get enough sun all day I'll

is the nearest Walmart and supermarkets ?
A / We have a Publix Supermarket 5 Minutes
away and two more Supper markets just 10 Minutes
from the villa
Winn Dixie Supper market
is about 7 away

beaches have public car parking ?
A. yes we are very lucky as space is no
problem in the USA so the
beaches have exhalant car public car parking very close to the
beach..

the villa from the middle of the week ?
A/ Our arrival dates can start at any time subject to availability so to avoid
disappointment you may wish to book early.

Q / I have been asked on many occasions how
many people do we employ to look after our vacation home.
I would like to introduce you to our villa
team.
Villa Manager
Brenda is our manager her managerial and organisation skills are first class
Brenda operates a seven day a week and 24 hours a 7 a week service
Before 9 AM and after 6 PM for emergencies or breakdown of any Villa equipment
House keeping
Cassie is our cleaner and Monica is head of housekeeping it takes 4 to 5 hours
to clean the villa Cassie work very hard and pays a lot of attention to detail
in order to insure your first impression is a great impression,
Pool maintenance
Tommy and his partner Rocco are responsible for the cleaning and maintenance
of the swimming pool and Hot tub. I personally chose Tommy and Rocco for their
expertise and their first-class service that they give.
As they live locally in the past they have given a lot of our guests very
useful tips on places to visit.
Gardening
The lawn service is carried out by David the Lawn Ranger
David joined the family business when Bill became unwell and had to cut down
his working hours sadly Bill died in November 2009
Tree care
As we have quite a few ornamental trees that require special care Tom and
Trish O-Day
cares for our more exotic Palm trees and fruit trees.
The pest control
On the house is carried out by Liz as Florida is a tropical climate the house
has to be treated on a regular basis.
The spraying of the lawn
for fertilization and Lawn pest control Is carried out by Brian. The lawn is
St.Augustine grass and has to be regularly fertilised and treated
for chinch bugs this little bugs is the number one pest of St. Augustine
Grass. It will do the most damage to the lawn in a short period of time.
If left untreated they will destroy large areas.
Villa maintenance
Mark carries out all the maintenance work that is required to keep the house
in Tip top condition
we are very lucky to have Mark as he can walk into a room and spot immediately
if something is not in order.
Our US Tax accountant
Is John everyone has to submit their USA tax returns every year.
And I must not forget my granddaughter Dan
she does all the paperwork that is involved and I tell you there is a lot.
the beaches there are just
fabulous - clear blue waters and powder soft sand.of Manasota Key, Boca
Grande and Gasparilla -Boca is a very quaint little town, where the billionaires
buy property from the millionairs! the choice is yours.
